As was the design back in the day, this house featured a lot of tight hallways and small rooms both upstairs and down. The owners wanted to modernize the space by opening these walls up. They also wanted to split the residence into 2 legal units, one upstairs and one main floor and basement. The basement was done a few years after the rest of the house but is now one cohesive space.

The walls were plaster and lath and the wiring was knob and tube. This all had to go. Head to toe the only thing that stayed was the floor joists and stone exterior walls.

Once all the old infrastructure is removed we frame and start to run all the new lines for the new design.

All the squeaks of an old house are eliminated during our framing process. Also, It's not featured in this shot, But the rear brick wall was cut open on both floors to allow the back room to be integrated into the new design.

Prep For Sound and Fire Break
Legally Separating units means 2 of everything: Furnace, A/C, Electrical, Entryways, ETC. It also means soundproofing the units using insulation and vibration reducers and providing fire breaks with special drywall, caulking and pipe crushers amongst other things.

Basement
We were called back by the owner of the main floor unit to renovate their basement, which was dark and dank and no place for the clients planned child to be. The basement included the clients only bathroom which was very dated and had smells which could only point to mould. They modernized the space with clean finishes, full marble walls, and a sleek metal staircase.

The Clients asked a unique question which was 'can we design a shower/bathtub combination in this small space?'. It took some thinking but as you can see, the result was nothing short of breathtaking while being fully functional for what they asked for.
